  1. People need to look at the history of rates. When it's time for your rate to go up, 3, 5, 7, 10 yrs, you could end up with a high rate. People have been loving the lower rates of the last 10yrs, but they can certainly go high again. I suggest going 15 or 30 conventional, and paying more towards your principal every month
